Where we cover

Rockingham and surrounds here means two councils: the City of Rockingham and the City of Kwinana, the pairing locals and the local paper have used for decades. That runs from Medina, Calista and Orelia in the north, through Rockingham, Cooloongup and the Safety Bay and Waikiki coast, out to Baldivis and Karnup inland, and down the open-ocean strip to Port Kennedy, Secret Harbour, Golden Bay and Singleton. Pick your suburb on the form and the job goes to a roofer who works that end of the area.

Salt is not the same everywhere in this city

Every roofing website in Perth writes "coastal salt air" as if it were one thing. It is not, and in Rockingham the difference is big enough to change what should go on your roof. The City has roughly 37 km of coastline, and it faces the water three different ways.

That matters in hard numbers. BlueScope's own guidance for specifying steel in marine environments puts standard Colorbond beyond about 200 m from breaking surf, Colorbond Ultra in the 100 to 200 m band, and stainless fasteners inside roughly 100 m, measured from the high water mark. Two houses in the same city, one in Safety Bay and one in Secret Harbour, can sit in different material and fastener specifications. Nobody can tell you how much faster a coastal roof fails, and any website that puts a percentage on it made the number up, so we talk about distance from breaking surf, fastener and flashing grade, and where the rust actually starts.

Two markets, not one

Rockingham and Kwinana are really two roof markets sitting next to each other.

The oldest residential stock in the whole service area is not in Rockingham at all. Kwinana exists because the State Government agreed in the early 1950s to build an oil refinery there and committed to housing the workers, and Medina was planned and built by the State as that town, designed by Margaret Feilman, with its 1950s layout still largely intact and modest post-war houses through it. Calista, Orelia and Parmelia followed as part of the same programme, named after early sailing ships. Roofs on that stock are the best restoration ground in the area, and the concrete tile on them is at or past the end of a serviceable pointing life.

Rockingham's established coastal belt comes next: Rockingham itself, Safety Bay, Shoalwater, Cooloongup, Hillman, Waikiki and Warnbro. This is where old roofs and salt exposure overlap, which is the highest-value work on the site.

Then there is the growth corridor. Baldivis, Secret Harbour, Golden Bay, Port Kennedy, Karnup, Wellard, Wandi and Bertram are newer estate country, and most of those roofs do not need restoring. They need leak tracing, storm and penetration repairs, flashing work, gutters and the occasional insurance job, and we would rather say so than sell you a restoration you do not need.

Across the established suburbs, most roofs here are concrete tile. Metal takes over in the newer estates, and older galvanised sheeting still turns up on sheds, patios and the occasional house. Terracotta appears here and there, and the roofers we work with handle it, but it is not what this area is made of.

Some pre-1990 roofs in this area are asbestos cement sheeting rather than tile or steel. That is not restoration work and is not something this site arranges. If a roof might be asbestos cement, it should not be pressure cleaned, cut or coated, and the owner needs specialist advice before anyone touches it.

Almost all the year's rain lands in a few months

The nearest long-record weather station to Rockingham is the Bureau of Meteorology's Garden Island station, number 009256. Its all-years monthly means run about 132 mm in July, 118 mm in June and 98 mm in August, against roughly 8.5 mm in December and 11.6 mm in January, on an annual mean near 605 mm.

Read that again, because it is the whole maintenance calendar for a roof here. The water arrives in a handful of winter fronts with driven, near-horizontal rain, and the rest of the year is dry. A roof that leaks in July was almost always already failing in February, when nothing was dripping and nobody looked. Autumn is when to get it sorted.

How this service works

We are a local referral service, not a roofing company. You tell us what the roof needs, and we pass the job to one of the experienced, insured local roofers we work with, who quotes it free and deals with you directly from there.

In WA, building work that needs a building permit and is valued at $20,000 or more must be carried out by a registered building contractor, or by an approved owner-builder. For a shed, carport or private garage, a Class 10a building, that figure is $50,000. Work that needs no building permit can be done by anyone whatever it costs. Thresholds and exemptions change, so check the current position with Building and Energy, and ask for the registration number and check it before you sign anything.

WA has no roofing-specific licence class, and that is not the same thing as roofing being unlicensed. What matters is how your job gets classified. Roof work that needs a building permit is builder work, and Building and Energy's own material on builder work notes that it can include re-roofing, so once a job meets the thresholds above it has to be carried out by a registered building contractor. Do not assume a roof job sits outside that. Ask what registration the contractor holds, check it on Building and Energy's licence search, and ask your permit authority, which is the City of Rockingham or the City of Kwinana, whether your job needs a permit.
