Shoalwater is a small, old and entirely coastal pocket of the City, sitting opposite Penguin Island at the northern end of the protected stretch. It is established stock rather than estate country, which means concrete tile, original rigid ridge mortar on a good share of it, and a position that has been working on both for a long time.
Shelter, and what it does not protect you from
Shoalwater, Safety Bay, Waikiki and Warnbro sit behind Penguin Island and the reef chain, which is why the water here is protected enough for swimming, fishing, kayaking and windsports. Compared with the open-ocean strip from Port Kennedy south, there is far less driven spray.
The airborne salt load is still constant, and it stays where the rain cannot rinse it. On a Shoalwater roof the first places to look are the fasteners, the flashings, the valley iron and the gutters, not the middle of a tile or a sheet. BlueScope's marine bands for specifying steel are measured from breaking surf and from the high water mark, so a roofer should be able to tell you which band your street sits in and spec the metalwork to it.
What these roofs need
- A clean, taking lichen off the shaded faces and salt crust off the rest
- Cracked and slipped tiles replaced, with an allowance for breakages during the work
- Valley iron checked and replaced where it has rusted
- Rebedding any rocking capping, then flexible repointing along the ridge and hip lines
- Sealer and two coats of membrane, after the repairs rather than before
Being a small suburb, it is worth asking about timing. A roofer already working a job a few streets away is a cheaper visit than one making a trip for a single inspection, and local roofers tend to group this end of the coast.

Frequently asked questions
Will a roofer come out for a small job here?
Yes. Shoalwater is a short run from Rockingham and Safety Bay and local roofers work the whole stretch. Small jobs are usually priced as a minimum callout plus materials.
Why is the rust at the screws rather than on the sheets?
Because fasteners and their seals are the first thing a marine environment takes. It is the standard pattern, and replacing fasteners at the right grade is a normal part of a metal restoration rather than an upsell.
Do I need a marine-grade coating?
On a coastal position, the coating system should suit it, and the metalwork grade should be worked out from your distance to breaking surf. Behind the reef chain is kinder than the open coast, which is a reason to ask rather than to assume the worst.
How often should the gutters be cleared?
Before the first front every year, at a minimum. Leaf litter and the fine white sand that blows in off the coast both hold water against the metal, and a full gutter is the most common cause of water going into the eaves.
