Roof cleaning in Rockingham and Kwinana
Updated October 2026
A roof that has gone dark and patchy is not just dirty. On a concrete tile that lost its factory surface years ago, the grime is sitting in a porous skin that holds moisture, and the lichen on the shaded faces is holding it there longer. Cleaning restores how the house presents in a day, and it is also the first step of any coating job worth paying for.
We are a referral service, not a cleaning company. Tell us about the roof and we connect you with one of the experienced, insured local roofers we work with, who will quote the job free.
What a professional clean involves
- A walk-over inspection first, because pressure cleaning a roof with cracked tiles or failed pointing pushes water straight into the ceiling
- High-pressure cleaning with roof-specific gear, worked from the ridge down so the water sheds the way the roof was designed to
- Treatment for lichen and algae so the growth dies back rather than returning in a season
- Gutters, valleys and downpipes cleared of the sludge the clean washes down
Metal roofs are cleaned at lower pressure with the right chemicals, because high pressure damages older coatings on Colorbond and on galvanised sheeting. That is dealt with under metal roof restoration.
Some pre-1990 roofs in this area are asbestos cement sheeting rather than tile or steel. Those are never pressure cleaned, and this is not work that this site arranges. If a roof might be asbestos cement, the owner needs specialist advice before anyone puts a gun anywhere near it.
What actually accumulates on a roof here
Go lighter on the moss stories than you would in the eastern states. This is a dry-summer Mediterranean climate, not a damp escarpment, and the heavy green carpet some roofing sites describe is not what people here see on their own roofs.
What is real:
- Lichen on the southern and shaded faces. It takes hold where the sun does not reach and the roof dries last, and it grips best on a tile that has lost its surface.
- Salt crust. The coastal streets carry a steady airborne salt load, heaviest on the sheltered parts of a roof that rain never properly rinses.
- Fine white coastal sand. It arrives with the wind and settles in the valleys and the gutters alongside the leaf litter, and it holds water where water should be moving.
- Years of plain grime. Decades of it on an uncoated concrete tile, which is why a clean on an old roof can look blotchy afterwards.
Cleaning an old roof: the honest warning
A clean strips everything off the tile, including whatever was left of the original coating. On a badly weathered roof the result can be patchy, which is why roofers often recommend cleaning as preparation for roof painting rather than as a stand-alone cosmetic fix on old stock. A good local roofer will tell you which situation yours is before you spend the money, not after.
On the newer roofs through the growth corridor estates, the opposite is usually true. A clean on its own, with the gutters and valleys cleared, is often all those roofs need.
When to book it
The Bureau of Meteorology's Garden Island station records all-years monthly rainfall means of about 132 mm in July, 118 mm in June and 98 mm in August, against roughly 8.5 mm in December and 11.6 mm in January.
Clearing the valleys and gutters before the first front is the cheap insurance here, because that is when a blocked valley turns into a ceiling stain. If the clean is step one of a coating job, autumn is the booking that works: the roof is dry, the crews are not yet buried in leak calls, and the seal is on before the water arrives.
What it costs
A clean is priced on roof area, pitch, access and how much is on there. We publish no dollar ranges for this area, because the Perth figures available came from marketing material rather than a source worth quoting. The cost guide explains what moves the number. If you are cleaning as step one of repointing or coating, get the whole package quoted at once rather than booking each stage separately.
Safety and who does the work
A wet tile roof is one of the more dangerous places a person can stand, which is exactly why this is not a job for a homeowner with a ladder and a domestic pressure washer. Cleaning on its own is well below any WA registration threshold, but once it is bundled with repairs and coating the job can be a different animal. In WA, building work that needs a building permit and is valued at $20,000 or more must be carried out by a registered building contractor, or by an approved owner-builder, with $50,000 the figure for a Class 10a building such as a shed, carport or private garage, and work needing no building permit can be done by anyone whatever it costs. Check any registration number with Building and Energy before you sign.

Frequently asked questions
How often should a roof around here be cleaned?
Most roofs here benefit from a clean every few years. Streets close to the water and roofs under heavy tree cover come up more often, because salt and shade speed up what grows back.
Will pressure cleaning damage my tiles?
Not when it is done with the right equipment and technique on a sound roof. The risk comes from cleaning over cracked tiles or failed pointing, which is why the inspection comes first and why the pointing often gets quoted at the same time.
Does cleaning get rid of lichen for good?
Cleaning removes it and a biocide treatment slows the regrowth, but nothing stops it forever on a bare, porous tile. Sealing and coating the roof after the clean is what keeps it away long term.
Can I do it myself?
We would not recommend it. Wet tiles are treacherous, domestic pressure washers drive water under the tiles, and a fall from a single-storey roof is life-changing. The quote for a professional clean is small against that.
Will the clean sort out my blocked valleys?
A proper clean includes clearing the valleys and the gutters. If the valley iron underneath has rusted through, clearing it only reveals the real problem, and that is covered under tile roof repairs.
