Updated October 2026

Water coming through the ceiling is not a wait-until-next-week problem. Every hour it runs, it soaks insulation, plasterboard and wiring, and the repair bill grows. If you need roof leak repairs in Rockingham or Kwinana, fill in the form now, say the roof is leaking, and we will get it in front of a local roofer.

We are a referral service. The repair itself is done by one of the experienced, insured local roofers we work with, and they quote before any work starts.

What to do right now, while you wait

1. Catch the water. Put a bucket or large container under the drip and lay towels around it. If the ceiling is bulging with trapped water, place the bucket underneath before it lets go.

2. Move your valuables. Shift electronics, furniture and anything that matters out of the drip zone and away from walls that are getting wet.

3. Kill power to affected areas if water is near fittings. Water tracking through light fittings or along cables is an electrical hazard. If in doubt, switch off that circuit at the board.

4. Do not climb on the roof. A wet tile or metal roof is lethally slippery, and the leak will not be where you think it is anyway. No ceiling stain is worth a fall.

5. Take photos. Ceiling stains, drips and any visible damage, with times. Your insurer may want them, and they help the roofer diagnose the entry point.

Why Rockingham leaks are a winter event

This area gets almost all of its water in a short window. The Bureau of Meteorology's Garden Island station, the nearest long-record station to Rockingham, records all-years monthly rainfall means of roughly 132 mm in July, 118 mm in June and 98 mm in August, against about 8.5 mm in December and 11.6 mm in January, on an annual mean near 605 mm.

Two things follow. First, the rain arrives in cold fronts that drive it sideways, so a roof can be watertight in vertical summer drizzle and leak the moment the wind puts the water on a flashing from below. Second, the fault almost never appears when it starts. A roof that lets go in July had cracked pointing, a slipped tile or a rusted valley through the whole dry summer, and nobody had any reason to look. If your ceiling is staining now, the defect is older than the leak.

Where roof leaks actually come from

The drip in the hallway is rarely below the hole. Water enters high, runs along timbers and sarking, and drops where it finds an edge. The usual culprits on roofs around here:

Because the fronts come from one direction, some roofs here only leak when the weather arrives from a particular quarter, which is a useful thing to tell the roofer.

Tarping as an interim fix

If a front is set in and the leak is serious, the first visit is often a make-safe rather than a full repair: a properly secured tarp over the damaged section to stop water while the roof dries out enough to fix. That is normal. Permanent repairs like repointing, tile replacement or flashing work need a dry roof, so the sequence is tarp now, repair when the weather breaks. Ask for the make-safe and the repair to be quoted together.

What leak repairs cost

A make-safe or a small leak repair is usually priced as a callout plus materials. The permanent fix depends entirely on the cause, from a handful of tiles to full rebedding and repointing, and you get a price before any work starts. We do not publish dollar figures for this area because we have no source for them worth quoting, and the cost guide explains what drives the number instead.

Safety and who does the work

Emergency roof work in wet weather is exactly when height safety matters most. In WA, building work that needs a building permit and is valued at $20,000 or more must be done by a registered building contractor, or an approved owner-builder, with the figure set at $50,000 for a Class 10a building such as a shed, carport or private garage, and work needing no building permit can be done by anyone whatever it costs. Most leak repairs are nowhere near those thresholds, but a major repair that follows one can be, so ask, and check any registration number with Building and Energy before you sign.

Frequently asked questions

How fast can someone get to me?

Tell us on the form that water is coming in and the request is flagged as urgent when it is passed on. We will not put a time on it, because we are not the ones driving and winter fronts stretch every roofer in the area at once.

Should I claim it on insurance?

If a storm caused the damage, possibly. Take photos, keep any invoices, and ask the roofer to note the cause of entry on their paperwork. Gradual wear is usually not covered, but sudden storm damage often is. Check your own policy, as we cannot advise on it.

Can a leak be fixed while it is still raining?

Usually only temporarily. Tarping and emergency patching can happen in a break in the weather, but permanent repairs need a dry roof. Expect a two-visit fix for a leak found mid-front.

The ceiling has a brown stain but no drip. Is that urgent?

It is a leak that has already happened and will happen again. Less urgent than running water, but get it inspected before the next front rather than after. In this climate that means booking it in autumn.
