Roof painting in Rockingham and Kwinana
Updated October 2026

A faded, chalky roof drags the whole house down. Roof painting is one of the cheapest ways to lift a tired home, and on a concrete tile roof the right membrane does more than look good. It seals a porous surface that has been drinking water for decades, slows lichen coming back on the shaded faces, and buys the roof years before anything bigger is needed.
We are a referral service, not a roofing company. Tell us what the roof is doing and we pass the job to one of the experienced, insured local roofers we work with. They quote it free and you decide from there.
What a proper paint job includes
Roof painting is a system, not a single coat. The sequence the roofers we work with follow on a tile roof:
- Pressure clean to strip grime, salt crust and lichen back to a sound surface
- Replace cracked and broken tiles, and rebed or repoint any failed ridge mortar first, because coating over loose capping is wasted money
- Apply a sealer or primer so the membrane bonds to a tile that has lost its original surface
- Spray two top coats of a flexible acrylic membrane in the colour you chose
On metal the sequence is similar, with rust treatment and a metal-specific primer before the colour coats. That work is covered in more detail under metal roof restoration.
If a quote comes in well under the others, ask what is being skipped. It is almost always the sealer, one of the top coats or the tile repairs.
Why the coating matters more here than inland
Across the established suburbs in this area, most roofs are concrete tile, much of it laid before the growth corridor estates existed. A concrete tile that lost its factory surface a long time ago is porous. It takes up water through the winter fronts, holds it against the shaded faces, and gives lichen something to grip on. Sealing and coating is what stops that cycle, and it is the reason painting and roof cleaning are usually quoted together on an older roof rather than as separate visits.
Then there is the salt. Rockingham's coastline faces the water three different ways, and the roof coating load is not the same across the city. Rockingham Beach, Palm Beach and Mangles Bay look north into Cockburn Sound behind Garden Island, where coastal surveys describe nearly 20 km of near-continuous low energy beaches. Shoalwater, Safety Bay, Waikiki and Warnbro sit behind Penguin Island and the reef chain. Port Kennedy, Secret Harbour, Golden Bay and Singleton face the open Indian Ocean, and Secret Harbour is one of the most consistent wave-producing beaches in Perth. A coating spec that suits a Baldivis roof is not automatically the right call a few hundred metres back from surf.
Nobody can honestly tell you by what percentage salt shortens a coating's life, and any site that puts a figure on it invented it. What is real is that the open-ocean strip is a harder environment than the Sound frontage and should be treated as one.
Timing: paint in autumn, not in July
The Bureau of Meteorology's Garden Island station, the nearest long-record station to Rockingham, records all-years monthly rainfall means of about 132 mm in July, 118 mm in June and 98 mm in August, against roughly 8.5 mm in December and 11.6 mm in January, on an annual mean near 605 mm.
Coating needs a dry roof and dry weather to cure, so the practical painting season here is long and generous, and the bottleneck is the other end. Autumn is the smart booking: the roof is dry, the roofers are not yet buried in winter leak calls, and the seal is on before the first front arrives.
Some old roofs are not tile or steel at all
Some pre-1990 roofs in this area are asbestos cement sheeting. That is not restoration work and is not something this site arranges. If a roof might be asbestos cement, it should not be pressure cleaned, cut or coated, and the owner needs specialist advice before anyone goes near it with a gun or a grinder.
Who should be doing the work
Roof coating is working at heights on a brittle surface, which is the real reason it belongs with people who do it for a living and carry insurance for it.
On the paperwork, two things are worth saying plainly.
First, WA has no roofing-specific licence class, and that is not the same thing as roofing being unlicensed. Roof work that needs a building permit is builder work, and Building and Energy's own material on builder work notes that it can include re-roofing. Building work needing a permit must be carried out by a registered building contractor, or an approved owner-builder, at $20,000 or more, with $50,000 the figure for a Class 10a building such as a shed, carport or private garage. So the question is how your job is classified, not whether a roofer's licence exists. Ask what registration the contractor holds, check it on Building and Energy's licence search, and ask your permit authority, the City of Rockingham or the City of Kwinana, whether the job needs a permit.
Second, this page makes no claim either way about what registration a roof coating job specifically does or does not require in WA. That question is for Building and Energy and not for a website to answer on their behalf. Ask the contractor what their scope of work obliges them to hold, get the answer in writing with the quote, and check any registration number they give you before you sign.
Related work often quoted at the same time: repointing and rebedding, roof cleaning and tile roof repairs.
Frequently asked questions
How long does a painted roof last?
Longer when the preparation is right and a great deal less when it is not, and preparation matters more than the brand on the tin. We will not put a number of years on it, because no durability figure we could verify exists for this area and the honest answer turns on the system used and on how close the roof is to breaking surf. Ask the contractor what warranty they offer, get it in writing, and treat a verbal number as worth nothing.
Can terracotta tiles be painted?
Glazed terracotta generally should not be, because coatings struggle to bond to the glaze. Concrete tile and most metal roofs take a membrane well. A roofer will confirm what your tiles actually are once they are up there, and terracotta does turn up here in older and better-quality stock.
Does the roof have to be cleaned first?
Yes, and it should be built into any proper quote. Coating applied over lichen, salt crust or chalked old paint fails early. Clean, repair, seal, then colour.
My estate has a design guideline. Can I pick any colour?
Check your own paperwork first. Some of the newer estates in the growth corridor run developer design guidelines or built-form covenants that constrain external changes including roof colour. That is private contract rather than planning law and it varies estate by estate.
Is painting enough, or does the roof need a full restoration?
If the tiles and the ridge mortar are sound, paint alone can be the right call. If capping is loose or pointing has gone, a full restoration costs more and actually fixes the roof. The quote should say plainly which one you are buying.
