Orelia is part of the group of Kwinana suburbs that grew out of the same post-war town programme as Medina, and it carries the same kind of roof stock. Concrete tile, original rigid cement ridge mortar, and a working life that has run its course. A roofer working Rockingham quotes Orelia as a matter of course, which is why this suburb is inside the service area rather than treated as another town.
What a restoration actually buys you here
A restoration is four or five jobs sold as one, and on stock this age all of them are usually needed:
- A high-pressure clean, which strips lichen off the shaded faces and decades of grime off the rest
- Cracked and slipped tiles replaced, with an allowance for brittle tiles that break during the work
- Valley iron checked and replaced where it has rusted, which means lifting the tiles either side
- Rebedding any rocking capping, then flexible repointing along all the ridge and hip lines
- Sealer, then two coats of membrane
What it buys is a great deal more service out of a roof that is already there, at a fraction of the cost of a reroof. What it does not buy is a fix for a roof whose tiles crack underfoot everywhere, and a roofer should say so rather than take the money.
Reading the quote
Rebedding and repointing is priced by the linear metre of ridge and hip rather than by roof area, valley iron is priced by the linear metre of valley, and access equipment is its own line. Two quotes on the same Orelia roof commonly differ by a lot, and the reason is almost never margin. It is that one includes the rebedding, the valleys and the edge protection and the other does not. The cost guide has the full list of what should appear.

Frequently asked questions
Why do two quotes differ by thousands?
Usually scope rather than price. Make both roofers quote the same list: the clean, the tile allowance, the linear metres of rebedding and repointing, the valley iron, the sealer, the number of top coats and the access gear. Then compare line by line.
Is there dust from the industrial area on my roof?
Dust in the gutters and valleys is part of ordinary maintenance in this part of the area and worth clearing before the winter fronts. We will not tell you it is damaging your coating, because nothing we could find supports that.
How long does a restoration last?
That depends on the preparation, the system used and the position, and this is an inland suburb rather than a coastal one. We publish no figure in years, because none could be verified for this area. Ask the contractor what warranty they offer on the coating and on the pointing, and get both in writing.
Do I need to be home for the work?
Not usually for the roof itself, though someone should be available for the inspection and for the handover at the end. Ask the roofer what access they need to the yard and to power.
