What sets the price of a roof restoration here
Updated October 2026

Most roofing pages open with a dollar range. This one does not, and the reason is worth two minutes of your time.
Every Perth roof restoration figure we could find traces back to a contractor's own marketing or to a quote-aggregator page, and one of the highest-ranking "Perth roofing" sources we came across while researching this area appears to be an AI-generated site with no business behind it. Repeating those numbers would mean passing on someone else's guess as a local price, which is exactly what this site refuses to do. When we have a defensible WA source, a range will go on this page and it will say where it came from.
What we can do is more useful anyway: tell you exactly what moves the number, so you can read a quote properly and compare two of them line by line instead of bottom line by bottom line.
The things that actually set the price
- Roof area. The biggest single driver, and it is not the floor area of the house. A low-pitch single-storey roof with wide eaves covers far more square metres than the floorplan suggests.
- Pitch. Area drives materials, pitch drives labour and safety gear. A steep roof costs meaningfully more to clean, repoint and coat than a shallow one of the same size.
- Access. Single or double storey, how close the fence is, whether a truck and a tipper can get near the work, and whether edge protection or scaffolding is needed rather than ladders. Access is a real line item and it should appear as one.
- Linear metres of ridge and hip. Rebedding and repointing is priced along the ridge and hip lines, not across the roof face. A hipped roof with a lot of short runs carries more linear metres than a simple gable of the same area.
- Linear metres of valley. Valley iron replacement means lifting and re-laying tiles either side of every valley, so valleys are costed separately from the rest.
- Tile condition. Every cracked tile, every metre of failed bedding and every rusted valley adds to the job. Roofs left longer cost more, and brittle tiles that crack underfoot add breakages that have to be replaced as the work proceeds.
- Material. Concrete tile, terracotta and metal take different preparation and different coatings. Glazed terracotta often should not be coated at all.
- Distance from breaking surf. This is the Rockingham-specific one. On the open-ocean strip at Secret Harbour, Golden Bay, Singleton and Port Kennedy, fastener and flashing grade is a live question. BlueScope's own guidance for its own product puts stainless inside roughly 100 m of breaking surf and Colorbond Ultra in the 100 to 200 m band, measured from the high water mark. That is manufacturer guidance and warranty territory rather than a building regulation, and it is not a corrosivity category. Better metal costs more, and a quote that ignores the beach two streets away is the cheap one for a reason.
- Extras. Solar panel removal and refit, whirlybirds, skylight and penetration flashings and gutter replacement are usually separate line items.
What a quote should spell out
A roof restoration is a sequence of jobs sold as one, which makes it easy to hide a missing step. Ask for each of these to be priced or named on the quote.
- The clean, and at what pressure on what material
- Tile replacement, with an allowance for breakages found during the work
- Rebedding, and how many linear metres of it
- Repointing, in flexible pointing compound rather than rigid mortar
- Valley iron, replaced or left, with a reason either way
- Sealer or primer, then how many top coats
- Access equipment and edge protection
- Gutter and downpipe work, if it is included at all
A quote well under the others is usually missing the sealer coat, a top coat, the tile repairs or the edge protection. Ask which.
The WA rules worth knowing before you sign
In WA, building work that needs a building permit and is valued at $20,000 or more must be carried out by a registered building contractor, or by an approved owner-builder. For a shed, carport or private garage, a Class 10a building, that figure is $50,000. Work that needs no building permit can be done by anyone whatever it costs. The thresholds and the exemptions do change, so check the current position with Building and Energy, and ask for the registration number and check it before you sign anything.
WA has no roofing-specific licence class, and that is not the same thing as roofing being unlicensed. The question is how your job gets classified rather than whether a roofer's licence exists. Roof work that needs a building permit is builder work, and Building and Energy's own material on builder work notes that it can include re-roofing, so once a job meets the thresholds above it has to be carried out by a registered building contractor. Building and Energy has also published cautions about roofs lifting off where the required licence or permit was not in place, which is the reason this is worth two phone calls rather than a shrug. Ask what registration the contractor holds, check it on Building and Energy's licence search, ask your permit authority, the City of Rockingham or the City of Kwinana, whether your job needs a permit, and get the answers in writing with the quote.
Home indemnity insurance is compulsory in WA for residential building work valued over $20,000, but it does not cover all work. Standalone jobs that are not part of building or renovating the residence itself, such as a pergola, fence or pool, are treated as associated work and are not covered. Ask your builder in writing whether your job attracts home indemnity insurance before you pay a deposit, because the answer depends on how the work is classified, not just on what it costs.
Why the timing changes the price
Winter is when every roof in Rockingham is leaking at once, and it is the worst time to be shopping. The Bureau of Meteorology's Garden Island station records all-years monthly rainfall means of about 132 mm in July and 118 mm in June against roughly 8.5 mm in December. Work cannot proceed in driven rain, every roofer in the area is booked, and an urgent make-safe is priced as an urgent make-safe. Getting quotes in autumn, before the first front, is the single cheapest decision in this whole guide.
Frequently asked questions
Why will you not give me a price range?
Because we could not find one from a source worth quoting. Every Perth roof restoration figure we checked came from marketing material rather than from industry or government data, and a made-up range is worse than none. A free quote on your actual roof costs you nothing and is the only number that means anything.
Is restoration cheaper than a new roof?
Substantially, when the roof is worth restoring. A sound concrete tile roof with failed pointing and a weathered surface comes back for a fraction of a reroof. The honest answer changes once tiles are brittle across the whole roof or metal sheeting has rusted through, and a good roofer will tell you which side of that line yours is on after getting up there.
How long should a restoration last?
We will not put a number of years on it, for the same reason we will not put a dollar range on the job. No durability figure we could verify exists for this area, and the honest answer turns on the preparation, the coating system and how close the roof is to breaking surf. Ask the contractor what warranty they offer, get it in writing, and treat a verbal number as worth nothing.
Should I get three quotes?
Get at least two, and make them quote the same scope. The most common reason two roof quotes differ by thousands is not margin, it is that one includes rebedding, valley iron and edge protection and the other does not.
Do the quotes cost anything?
No. Quotes through this site are free and carry no obligation. You get a price before any work starts and you deal with the roofer directly.
