Metal roof restoration in Rockingham and Kwinana
Updated October 2026
Metal roofs last a long time here, but not untouched and not everywhere equally. Salt dulls the finish, fasteners corrode before the sheets do, and older galvanised sheeting eventually rusts through at the laps and the screw lines. Restoration brings a sound metal roof back for a fraction of replacement, and the earlier it happens the more of the roof can be saved.
We are a referral service. Tell us what the roof is doing and we connect you with one of the experienced, insured local roofers we work with for a free quote.
The thing most Perth roofing sites get wrong about salt
They write "coastal salt air" as one undifferentiated thing. In a city with roughly 37 km of coastline facing the water three different ways, it is not.
- The Cockburn Sound frontage. Rockingham Beach, Palm Beach and Mangles Bay face north into a sound with Garden Island forming its western boundary. Coastal surveys describe nearly 20 km of near-continuous low energy beaches along it, with rock outcropping around Point Peron. Salt-laden air, very little driven spray.
- Shoalwater Bay and Warnbro Sound. Shoalwater, Safety Bay, Waikiki and Warnbro sit behind Penguin Island and the reef chain, which is what makes them the protected water for swimming, fishing and windsports.
- The open-ocean strip. Port Kennedy, Secret Harbour, Golden Bay and Singleton face the open Indian Ocean. Secret Harbour is one of the most consistent wave-producing beaches in Perth and Singleton is a known surf and fishing beach.
Why it matters in hard terms: BlueScope's own guidance for specifying steel in marine and industrial environments puts standard Colorbond beyond about 200 m from breaking surf, Colorbond Ultra in the 100 to 200 m band, and stainless in the very severe band within roughly 100 m of breaking surf, with the distances measured from the high water mark.
Keep three things apart, because they get run together constantly. Those distances are the manufacturer's own guidance for its own product and the basis of its own warranty. They are not a building regulation. And they are not the same thing as a corrosivity category, which is why this site puts no category against any suburb: none has been verified for anywhere in this area.
Read that against the three zones above and the consequence is plain. Two houses in the same city, one in Safety Bay and one a few hundred metres back from the surf at Secret Harbour, can sit in different material and fastener specifications. A quote that does not know which band your house is in is guessing, and the cheap quote is usually the one that guessed low.
We will not tell you by what percentage salt shortens a roof's life. The figures circulating online for that are unsourced contractor marketing. What we will talk about is distance from breaking surf, fastener and flashing grade, and where the rust actually starts.
Where the rust actually starts
Not in the middle of a sheet. It starts where water sits and where metals meet.
- At the fixings. Screws and their seals go long before the sheeting does, and an underspecified screw in a marine position is the whole roof's weak point.
- In the valleys and the gutters. Fine coastal sand and leaf litter hold moisture against the metal, so the water never fully leaves.
- On the sheltered faces. The parts of a roof that rain never properly rinses keep their salt load, which is why the shaded side often looks worse than the weather side.
- At the laps and the flashings on older sheeting, where capillary action pulls water back up under the overlap.
What a restoration involves
- A full inspection of sheets, laps, fasteners, flashings and ridges, because surface rust and structural rust are different problems with different answers
- Low-pressure cleaning with the right chemicals to strip salt, grime and chalked paint without damaging what is left of the coating
- Rust treatment and conversion on affected areas, with badly corroded sheets or flashings replaced rather than painted over
- Replacement of rusted or backed-out fasteners with new ones at the right grade for the position, and fresh seals
- A metal-specific primer, then two coats of a roof membrane in the colour you chose
Done properly, that buys a great deal more service out of sheeting that is already up there.
Restore or replace
Restoration makes sense when the sheets are structurally sound and the problem is the finish, the fasteners or surface corrosion. Replacement makes sense when rust has eaten through, when laps have failed across large areas, or when the roof is thin-gauge galvanised at the end of its life. Honesty matters more here than on any other roof job, because paint over structural rust fails fast and wastes the whole spend. The roofers we work with quote both when it is genuinely line-ball.
Industrial and commercial sheds
The Kwinana Industrial Area and the Rockingham Industry Zone sit immediately north of and inside the northern part of this service area, and East Rockingham carries the Kwinana Grain Terminal. That means commercial and industrial sheet roofing is a normal part of a local roofer's week around East Rockingham, Kwinana Town Centre, Medina and Calista, and that airborne dust collecting in gutters and valleys is ordinary maintenance there rather than a fault.
What we will not tell you is that industrial emissions are eating your roof coating. Nothing we could find supports a causal link between the Kwinana industry and coating life, and asserting one would be making up a technical claim about named neighbours.
Some old sheeting is not metal
Some pre-1990 roofs in this area are asbestos cement sheeting. That is not restoration work and is not something this site arranges. If a roof might be asbestos cement, it should not be cleaned, cut, drilled or coated, and the owner needs specialist advice before anyone starts.
What it costs
Metal restoration is priced on area, pitch, access, the amount of rust treatment and sheet replacement needed, and the grade of material the position calls for. We publish no dollar ranges for this area because the Perth figures available came from marketing material rather than a source worth quoting. The cost guide explains what drives the number.
Safety and who does the work
Metal is slippery when damp and dangerously hot in a Perth summer, and the work involves edges, power leads and chemicals. In WA, building work that needs a building permit and is valued at $20,000 or more must be carried out by a registered building contractor, or by an approved owner-builder, with $50,000 the figure for a Class 10a building such as a shed, carport or private garage. Work that needs no building permit can be done by anyone whatever it costs. A full metal restoration can be a substantial job, so ask which side of the line yours falls on.
WA has no roofing-specific licence class, and that is not the same thing as roofing being unlicensed. Roof work that needs a building permit is builder work, and Building and Energy's own material on builder work notes that it can include re-roofing, so once a job meets those thresholds it has to be carried out by a registered building contractor. Whether your particular job needs a permit is a question for your permit authority, the City of Rockingham or the City of Kwinana, rather than for us. Ask what registration the contractor holds and check it on Building and Energy's licence search before you sign.

Frequently asked questions
Can a rusty roof be painted?
Surface rust can be treated, converted and coated successfully. Rust that has pitted or perforated the sheet cannot, and those sheets need replacing first. The inspection sorts one from the other, and anyone who will not get up and look is not quoting, they are guessing.
Is Colorbond worth restoring, or only old galvanised roofs?
Both. Faded or chalking Colorbond takes a new membrane well and the result lasts. Old galvanised is restorable too while the sheeting is sound, and it is far cheaper than a rip and replace.
How close to the beach do I have to be for this to matter?
BlueScope's bands are measured from the high water mark and from breaking surf, not from the water generally, which is the distinction that catches people out. Standard Colorbond sits beyond about 200 m from breaking surf, Colorbond Ultra in the 100 to 200 m band, and stainless inside roughly 100 m. On the Cockburn Sound frontage there is salt in the air but no breaking surf. On the southern strip there is both.
Should the gutters be done at the same time?
Often, yes. Gutters on an ageing metal roof are usually the same age as the roof, and the access gear only goes up once. See gutter replacement.
How long does a restored metal roof last?
Longer when the preparation and the fastener grade are right, and much less when they are not. We publish no figure in years, because none could be verified for this area, and the honest answer turns on the system used and on how close the roof is to breaking surf. Ask what warranty the contractor offers and get it in writing.
