Leda sits in the City of Kwinana between Parmelia, Bertram and Wellard, and it belongs with the established half of the service area rather than the newer corridor. That makes it one of the suburbs where a full restoration is genuinely the right answer rather than an upsell.
Old enough to restore
Concrete tile roofs here are at the stage where the ridge mortar is the problem and the tiles are mostly fine. That is the ideal case for a restoration, because the expensive part of the roof is sound and the failing part is repairable.
The sequence that works:
- Clean, to strip lichen off the shaded faces and years of grime off the rest
- Repair, replacing cracked and slipped tiles with matched or compatible stock
- Rebed, where ridge caps rock under hand pressure
- Repoint, in flexible compound along all the ridge and hip lines
- Seal and coat, two top coats over a primer or sealer
Skip or reorder any of those and the coating is the thing that fails first. The cost guide explains how each stage is priced.
The thing people miss
Valley iron. It is the metal running up the internal angles of a tile roof, carrying water off two faces at once, and it is the hardest-working metal on the whole roof. On stock this age it is often original, and it rusts out without a single broken tile to show for it. A leak that appears near an internal angle of the roof is usually a valley, and nothing on the tiles above it will explain the problem. Replacement means lifting and relaying the tiles either side of the run, so it is priced by the linear metre of valley rather than thrown in.

Frequently asked questions
When should the work be booked?
Autumn. The Bureau of Meteorology's Garden Island station, the nearest long-record station to this area, records all-years monthly rainfall means of about 132 mm in July, 118 mm in June and 98 mm in August against roughly 8.5 mm in December. Almost all the year's water lands in a few fronts, and that is the worst time to be chasing a roofer.
Do I need the whole restoration or just the pointing?
If the tiles are sound and the surface is not fretting, repointing on its own is a legitimate answer and cheaper. If the surface has gone and the valleys are rusting, doing the lot in one visit while the access gear is up is better value than coming back twice.
How long does the job take?
Several days in dry weather for a single-storey roof, because the clean, the repairs, the pointing and the coats each need their own window. Work stops when a front comes through.
What should I ask the roofer before they start?
How many linear metres of rebedding and repointing, whether the valleys are being replaced or left and why, how many top coats, and what the allowance is for tiles that break during the work.
