Warnbro gives its name to the Sound it sits on, and it is part of the City's established residential belt rather than the newer corridor inland. That means concrete tile, original rigid ridge mortar on a good share of it, and a steady coastal salt load that has been working on both for decades.
Behind the reef chain
Warnbro, Waikiki, Safety Bay and Shoalwater sit behind Penguin Island and the reef chain, which is why this is the protected water for swimming, fishing and windsports rather than the surf. There is markedly less driven spray here than on the open-ocean strip from Port Kennedy south.
The salt in the air is another matter. It stays on the sheltered faces that rain never properly rinses, and it works on rigid cement pointing and on fasteners, flashings and gutters. If your house is close enough to the water for material grade to be a question, BlueScope's marine bands are measured from breaking surf and the high water mark, so ask a roofer to say which band yours is in instead of guessing in either direction.
What the job usually is here
Rebedding and repointing is the backbone of it. Cracked mortar lets water track under the caps and lets caps and tiles move, and on this era of concrete tile that is what separates a genuine restoration from a paint job. Alongside it:
- Valley iron, checked and replaced where it has rusted, which is a job in its own right because the tiles either side have to come up
- Cracked and slipped tiles, including the ones broken by somebody walking the roof for an aerial or an air conditioner
- A clean to take the lichen off the shaded faces and the salt crust off the rest
- Sealer and two coats of membrane, once the repairs are done rather than before
The cost guide sets out why two roofs of the same size can carry very different numbers, and rebedding and repointing covers the main job in detail.

Frequently asked questions
How do I know if the pointing has failed?
Look for grey mortar in the gutters or on the ground after a front, cracked or crumbling mortar along the ridge lines, and caps that look out of line. If any of those are showing, the mortar has been failing for a while and the leak is the last symptom, not the first.
Can the roof be coated without repointing it first?
It can be, and it is a waste of money. Coating over loose capping seals nothing and the first front undoes it. Repairs, rebedding and repointing come first, then the sealer and the colour coats.
Does living on the Sound mean I need marine-grade everything?
Not necessarily. The point is that the answer should be worked out from your distance to breaking surf rather than assumed. Behind the reef chain is a kinder position than the open coast south of here.
How long does the work take?
Most single-storey restorations here run several days in dry weather, with the clean, the repairs, the pointing and the coats each needing their own window. Work stops when a front comes through.
