Golden Bay sits on the open-ocean strip at the southern end of the City of Rockingham, between Secret Harbour and Singleton. It is inside the City, not an outlying area, and it faces the Indian Ocean with nothing in front of it. That position, combined with mostly newer housing, gives the suburb a very specific roofing profile.
Open ocean, and why the number matters
BlueScope's guidance for specifying steel in marine and industrial environments puts standard Colorbond beyond about 200 m from breaking surf, Colorbond Ultra in the 100 to 200 m band, and stainless in the very severe band within roughly 100 m of breaking surf, with distances measured from the high water mark.
The measurement is from breaking surf rather than from water generally, which is the detail that separates the southern strip from the Cockburn Sound frontage up at Rockingham Beach. Here there is surf. So fastener grade, flashing grade, capping and gutter material are all decisions somebody should be making deliberately, and a quote that names them is worth more than a quote that names only a colour and a price.
Newer roofs, so a repairs market
Golden Bay is growth corridor stock rather than post-war housing, so the full clean, rebed, repoint and coat sequence is rarely what these roofs need. The real list:
- Flashing and penetration repairs around skylights, aerials, air conditioning and solar mounts
- Leak tracing, because the drip is almost never under the fault
- Storm damage after a winter front
- Gutter replacement in the right coastal grade, because gutters hold water and go before the roof
- Rust treatment and recoating on metal, earlier here than the brochure life suggests

Frequently asked questions
My house is ten years old and the fixings are rusting. Why?
Because in a marine position fasteners and their seals go long before the sheeting does, and an underspecified screw is the weak point of the whole roof. Replacing them at the right grade is a standard job rather than a rebuild.
Does my roof need restoring?
Almost certainly not yet. On stock this age the money belongs in the actual defect, the gutters and a clean. We would rather say that than sell you a restoration.
Are there rules about what colour I can paint it?
Possibly. Some growth corridor estates run developer design guidelines or built-form covenants that can constrain external changes including roof colour. It is private contract rather than planning law, so check your own paperwork.
When should the work be booked?
Autumn. The Bureau of Meteorology's Garden Island station records all-years monthly rainfall means of about 132 mm in July against roughly 8.5 mm in December, so there is a long dry window and then a short, intense wet one when every roofer in the area is flat out.
