Tile roof repairs in Rockingham and Kwinana

Updated October 2026

A pattern of roof tiles in sharp afternoon light

One cracked tile does not look like much from the ground. Leave it through a winter and it becomes a stain on the ceiling, soaked insulation and sagging plasterboard. Tile roof repairs are small, fast jobs when they are caught early and expensive ones when they are not, and in this climate the gap between the two is about one season.

We are a referral service. Describe the problem and we pass it to one of the experienced, insured local roofers we work with. They inspect, quote free, and you deal with them directly from there.

Valley iron: the job people do not know they need

The valleys are the metal gutters running up the internal angles of a tile roof, taking the water off two faces at once. They carry more water than anything else on the roof and they are the first thing to go.

On the older concrete tile through the Kwinana suburbs and the established Rockingham streets, valley iron and ridge mortar are the two things most likely to be at the end of their life at the same time. A restoration that coats the roof and leaves rusted valleys underneath has solved the wrong problem.

The other common repairs

What a repair visit involves

The roofers we work with start with an inspection, because the broken tile you can see is often not the only one and sometimes not the source of the leak at all. A typical visit replaces cracked and slipped tiles with matching or compatible stock, re-seats anything that has moved, checks the valleys and flashings, and flags anything bigger before it becomes urgent.

Matching a discontinued tile profile is a real skill, and roofers who have worked this area for years know where to source them. Worst case, tiles are borrowed from a hidden part of your own roof and the substitutes go there.

Some pre-1990 roofs in this area are asbestos cement sheeting rather than tile. That is not restoration work and is not something this site arranges. If a roof might be asbestos cement, it should not be cut, drilled, cleaned or coated, and the owner needs specialist advice first.

Repair now or restore the whole roof

A useful rule from the roofers we work with: if you are replacing a few tiles every year or two, the roof is telling you something. Widespread fretting, tiles that crack underfoot and crumbling pointing across the whole roof mean patch repairs are buying months, not years. At that point a full restoration, meaning clean, repair, rebed, repoint and coat, usually works out cheaper over the long run than a rolling series of callouts.

The other half of this area is the opposite case. Through the growth corridor estates at Baldivis, Secret Harbour, Golden Bay, Port Kennedy, Karnup, Wellard, Wandi and Bertram, the roofs are not old enough to restore. What those houses need is exactly this page: leak tracing, a flashing, a penetration, storm damage, the occasional insurance job. We would rather tell you that than sell you a restoration.

What it costs

Small repairs are usually priced as a minimum callout plus materials. Valley replacement is priced by the linear metre and larger repair packages are quoted after an inspection. We publish no dollar ranges for this area because the Perth figures available came from marketing material rather than a source worth quoting, and the cost guide sets out what drives the number instead.

Treat any estimate given over the phone as provisional until somebody has been on the roof.

Safety and who does the work

Older concrete tile is brittle to walk on and treacherous when damp. In WA, building work that needs a building permit and is valued at $20,000 or more must be carried out by a registered building contractor, or by an approved owner-builder, with $50,000 the figure for a Class 10a building such as a shed, carport or private garage. Work that needs no building permit can be done by anyone whatever it costs. Most one-off tile repairs are nowhere near those figures, but a large repair package can be another matter, so ask and check any registration number with Building and Energy.

If water is coming through right now, go straight to roof leak repairs.

Frequently asked questions

Can one broken tile really cause a leak?

Yes. Tiles overlap to shed water, and a single crack in the wrong place puts water onto the sarking or straight into the cavity. In a driven winter front a small entry point moves a lot of water.

How do I know if my valleys have gone?

From the ground, you do not. The signs are a leak that appears near an internal angle of the roof, rust staining in the gutter below a valley, or debris packed into the valley so the water cannot move. It takes someone on the roof to confirm it.

My tiles are discontinued. Can they still be matched?

Usually. Local roofers keep contacts for salvaged and second-hand tiles in the common profiles used around here, and a near-match in a discreet spot is normally fine.

Should I get up and look myself?

No. Older concrete tiles crack underfoot, and a fall from roof height causes serious injury. Look from the ground or through binoculars and let a roofer do the close inspection.

How quickly can someone come out?

That depends on the roofer's workload and the weather, and we will not put a time on it. Tell us on the form if water is actively coming in and it is flagged as urgent when it is passed on.
