Kwinana Town Centre is the civic and commercial heart of the City of Kwinana, a separate local government that was carved out of Rockingham in 1954. It is a City, not a Town, despite what some third-party directories still say, and it is part of the normal working area for a roofer based in Rockingham. The two councils are about ten to fifteen minutes apart.
Old stock and commercial roofs in the same week
This is the northern end of the service area, where two kinds of work sit side by side.
The residential stock around the town centre is the oldest in the whole service area. Kwinana exists because the State Government agreed in the early 1950s to build an oil refinery here and committed to housing the workers, and the suburbs that followed carry roofs that are at or past the end of a serviceable pointing life. Rebedding and repointing on concrete tile is the backbone job.
Alongside it, commercial and industrial sheet roofing is routine here rather than a special request. The Kwinana Industrial Area and the Rockingham Industry Zone are immediately to the west and south, so sheds, workshops and commercial buildings are a normal part of a local roofer's week, and airborne dust collecting in gutters and valleys is ordinary maintenance rather than a fault.
What we will not claim is that industrial emissions damage roof coatings. Nothing supports a causal link between the industry here and coating life, and asserting one would be inventing a technical claim about named neighbours.
The usual residential job
- Rebedding any rocking capping, then flexible repointing along the ridge and hip lines
- Valley iron, which rusts out quietly and lets water in with every tile intact
- Cracked and slipped tiles, matched to the existing profile where possible
- A clean, then sealer and two coats of membrane on a tile that lost its surface decades ago

Frequently asked questions
Is Kwinana part of Rockingham?
No. The City of Kwinana is a separate local government, formed out of Rockingham in 1954, sharing Rockingham's northern boundary. It is included here because a Rockingham roofer genuinely works both, not because the councils are the same thing.
Do the roofers do commercial and industrial roofs?
Yes, and here it is routine. Commercial work is quoted as commercial work, with access and safety priced properly rather than treated as a big house.
Why is the residential stock here the oldest in the area?
Because the suburbs were built as the town for the refinery workers from the early 1950s on. That makes this the best restoration ground in the whole service area, and it is not in Rockingham at all.
Does an old roof here need replacing?
Usually not. A sound concrete tile roof with failed pointing and a weathered surface restores well and comes back for a fraction of a reroof. It is once the tiles crack underfoot across the whole roof that the answer changes.
