Parmelia sits at the southern end of the older Kwinana belt, next to Calista and Orelia and bordering Leda. Like its neighbours it was named after one of the early sailing ships, and like its neighbours it carries concrete tile roofs old enough that the original ridge mortar has done its job and stopped.
The one thing to get right
If you only check one thing on a roof here, check the ridge capping. Push on a cap. If it moves, the mortar bed under it has broken down, and no amount of coating over the top will hold it. That is rebedding, and it comes before the pointing, which comes before the sealer, which comes before the colour.
Everything else follows from it:
- Loose caps let water track under the capping and let tiles shift out of line
- Shifted tiles open gaps that driven winter rain exploits
- Water in the roof cavity soaks insulation and stains ceilings a long way from where it got in
- A coating sprayed over all of that looks right for a season and fails
Rebedding and repointing sets out the difference between the two layers and why a quote should price them separately.
Valleys and gutters
The other end-of-life items on this stock are the valley iron and the gutters. Valleys carry water off two roof faces at once, rust out quietly, and let water in with every tile intact. Gutters hold standing water and silt up with leaf litter, which is why they often need doing a cycle before the roof does. Both are checked while somebody is already up there, which costs nothing extra.

Frequently asked questions
How do I check the capping without getting on the roof?
You do not, safely. What you can do from the ground is look for grey mortar chunks in the gutters or on the paving after a front, and look along the ridge lines for caps sitting out of alignment. Both are reliable signs, and both mean it is time for someone qualified to get up there.
Is flexible pointing really better than cement?
For this job, yes. Rigid cement mortar cracks as the roof expands and contracts through decades of hot, dry summers. Flexible pointing compound moves with it instead, which is the whole reason it replaced cement on this work. We publish no figure in years for how long it lasts, because none could be verified, so ask the contractor what warranty they offer and get it in writing.
Can the gutters be done at the same time as the roof?
That is the sensible way, because the access equipment only goes up once. Ask for the gutters as a separate line on the same quote so you can see what each part costs.
What if the roof turns out to be beyond restoring?
Then a roofer should tell you, and the good ones do. Brittle tiles cracking underfoot across the whole roof means patch repairs and coatings are buying months. The honest comparison at that point is restoration against replacement, quoted side by side.
