Waikiki sits on Warnbro Sound, in the established part of the City rather than the growth corridor, and that combination is the most valuable one on this site: roofs old enough to need real restoration, in a position that has been working on them the whole time.
Protected water, but not dry air
Waikiki, along with Warnbro, Safety Bay and Shoalwater, sits behind Penguin Island and the reef chain, which is what makes this stretch the calm water for swimming, fishing and windsports. There is far less driven spray here than on the open-ocean strip at Secret Harbour and Singleton.
That does not make it an inland roof. The airborne salt load is steady, and it works hardest on the parts of a roof the rain never properly rinses, which is why the sheltered faces often look worse than the weather side. On older concrete tile, the salt works on the original rigid ridge mortar at the same time as forty-odd summers of expansion and contraction do.
If your house is close enough to the water for the specification to matter, BlueScope's marine bands are measured from breaking surf and the high water mark. Ask a roofer which band yours is in rather than accepting a generic answer either way.
What these roofs usually need
- Rebedding where the ridge caps rock under hand pressure, then flexible repointing along the ridge and hip lines
- Valley iron checked, and replaced where it has rusted, which means lifting the tiles either side of the run
- Cracked and slipped tiles replaced, with an allowance for breakages found during the work
- A clean to strip lichen off the shaded faces and salt crust off the rest
- Sealer and two coats of membrane on a tile that lost its factory surface a long time ago
See rebedding and repointing for the detail on the backbone job, and the cost guide for what drives the price.

Frequently asked questions
Why is the lichen only on one side of my roof?
Because that side dries last. The shaded southern faces hold moisture longest and a porous, uncoated concrete tile gives lichen something to grip. The weather faces get rinsed and dried, so they stay cleaner and often keep their salt load instead.
Is repointing enough, or does the roof need a full restoration?
If the tiles are sound and only the pointing has failed, repointing on its own is a legitimate answer. If the surface is fretting across the whole roof and the valleys are rusting, you are better off doing the lot in one visit while the access gear is up.
Should the valleys be checked even if the leak is somewhere else?
Yes. Valley iron lets water in with every tile intact, so a leak near an internal angle of the roof often has nothing to do with the tiles above it. It is a five-minute check for someone already on the roof.
How long will a restoration last here?
Longer when the sequence is right and the materials suit the position, and much less when a coating goes on over loose capping. We publish no figure in years, because none could be verified for this area. Ask the contractor what warranty they offer and get it in writing.
