Gutter replacement in Rockingham and Kwinana

Updated October 2026

Gutters fail quietly. Rust creeps along the base, joints weep, and then one winter front puts water over the fascia, into the eaves or down inside a wall. Replacement costs far less than the damage it prevents, and new guttering lifts the look of the whole roofline while it is at it.

We are a referral service. Tell us what is happening and we pass the job to one of the experienced, insured local roofers we work with, who will quote it free.

Signs your gutters are done

Patching a rusted gutter buys months. Once corrosion shows in one section of a continuous run, the rest is normally close behind.

Coastal grade is not a sales line here

This is where the Rockingham job differs from an inland one. BlueScope's own guidance for specifying steel in marine and industrial environments puts standard Colorbond beyond about 200 m from breaking surf, Colorbond Ultra in the 100 to 200 m band, and stainless in the very severe band within roughly 100 m of breaking surf, with the distances measured from the high water mark.

Gutters, downpipes, brackets and fixings all sit in whichever band the house sits in, and gutters cop it worse than the roof above them because they hold water. On the open-ocean strip at Port Kennedy, Secret Harbour, Golden Bay and Singleton that pushes the specification up. On the Cockburn Sound frontage at Rockingham Beach, Palm Beach and Mangles Bay there is a steady airborne salt load but no breaking surf, with coastal surveys describing nearly 20 km of near-continuous low energy beaches behind Garden Island. Shoalwater, Safety Bay, Waikiki and Warnbro sit behind Penguin Island and the reef chain.

A quote that names the material and the fixing grade is worth more than a quote that just says Colorbond and a price. Ask which band your house is in and why.

Capacity, for a climate that does it all at once

Perth does not spread its rain out. The Bureau of Meteorology's Garden Island station, the nearest long-record station to Rockingham, records all-years monthly rainfall means of about 132 mm in July, 118 mm in June and 98 mm in August, against roughly 8.5 mm in December and 11.6 mm in January, on an annual mean near 605 mm.

So the gutters do nothing for most of the year and then have to handle driven, near-horizontal rain in a handful of cold fronts. Capacity is the thing to get right: the profile, the fall, enough downpipes for the catchment, and overflow measures where a long run feeds a single outlet. An undersized or badly placed downpipe is the most common reason a gutter overflows, and it is cheap to fix while the gutters are off.

What goes in them around here

Two things, and one of them is specific to this coast.

Leaf litter, as everywhere. And fine white coastal sand, which arrives on the wind and settles in the gutters and valleys alongside the litter. Sand holds water where water should be moving, and it is abrasive in a way leaves are not. Gutter guard is worth discussing at the same time on tree-lined streets, and clearing the gutters and valleys before the first front is the cheapest maintenance there is.

What replacement involves

A typical job strips the old gutters and downpipes, checks and replaces damaged fascia where needed, then fits new gutter in the right profile and material with correct fall to new or existing downpipes. If the roof itself is tired, price the roof work at the same time, because the access equipment is already up. See the cost guide for how the pieces add up.

What it costs

Gutter jobs vary more than most, because the price turns on linear metres, height, the number of downpipes and the state of the fascia behind the gutter. Quotes are normally priced per lineal metre plus downpipes. We publish no dollar ranges for this area because the Perth figures available came from marketing material rather than a source worth quoting.

Safety and who does the work

Gutter work means hours on ladders and roof edges, which is where most height injuries happen.

One WA point worth knowing, because it is the reverse of the position in some eastern states: roof drainage, gutters and downpipes are not licensed plumbing work in WA. The plumbers licensing scheme here covers water supply, sanitary and drainage plumbing, meaning wastewater going to a sewer or to a treatment apparatus, and roof water does not fall inside it. That is not a reason to hand the job to anyone with a ladder. It means a plumbing licence number is not the thing to ask for on this job. What is worth asking about is insurance, competence, and whether the work needs a building permit, because WA has no roofing-specific licence class but roof work that does need a building permit is builder work and has to be carried out by a registered building contractor once it meets the thresholds below.

In WA, building work that needs a building permit and is valued at $20,000 or more must be carried out by a registered building contractor, or by an approved owner-builder, with $50,000 the figure for a Class 10a building such as a shed, carport or private garage. Work that needs no building permit can be done by anyone whatever it costs. A gutter replacement on a house is usually well under those figures. Ask the contractor what registration their scope of work requires them to hold and check anything they tell you on Building and Energy's licence search, rather than taking anyone's word for it, including ours. If you are unsure whether your job needs a permit at all, your permit authority is the City of Rockingham or the City of Kwinana.

Frequently asked questions

How long do gutters last here?

Less than you would get inland, and less again close to breaking surf. We do not publish a figure in years, because none could be verified for this area. What we can say is that keeping them clear of leaf litter and fine coastal sand makes more difference to gutter life than anything else within your control.

Can just one section be replaced?

Yes, and for isolated storm damage that is reasonable. But a continuous run corrodes at a similar rate, so if one section has rusted through on age alone, replacing the lot usually beats repeat callouts.

Do the downpipes need replacing too?

Not always, but have them checked. Undersized or poorly placed downpipes cause a lot of the overflowing that gets blamed on gutters, and fixing it during replacement costs very little extra.

Will new gutters stop water getting into the eaves?

If the cause is overflowing or back-flowing gutters, yes. If the water is getting in higher up the roof, that is a roof repair, and if it is coming in right now see roof leak repairs.

Should I get gutter guard?

It is worth pricing on tree-lined streets and on any roof where the valleys silt up. It is not a substitute for clearing the gutters, and on a coast where fine sand blows into everything nothing keeps a gutter clean by itself.
