Rockingham is the oldest part of the City that carries its name, and the roofs show it. The established streets back from Rockingham Beach, Palm Beach and Mangles Bay are mostly concrete tile, much of it still on the original rigid cement ridge mortar, which means rebedding and repointing is the job that comes up here more than any other.
We connect you with roof restoration specialists who work across Rockingham, from the beachfront streets to the older pockets inland.
The Sound frontage is salt without surf
This matters, because it is the distinction most roofing websites miss. Rockingham Beach, Palm Beach and Mangles Bay face north into Cockburn Sound, with Garden Island forming the Sound's western boundary. Coastal surveys describe nearly 20 km of near-continuous low energy beaches along that frontage, with rock outcropping around Point Peron.
So there is a steady airborne salt load on these roofs, and almost no driven spray. BlueScope's guidance for specifying its steel in marine environments is measured from breaking surf and the high water mark, putting standard Colorbond beyond about 200 m from breaking surf, Colorbond Ultra in the 100 to 200 m band and stainless inside roughly 100 m. Because the Sound frontage has no breaking surf, that test lands differently here than it does on the open-ocean strip south of here. Which band your own house falls in is a measurement rather than an assumption, and it is a fair thing to ask a roofer to state. It is also manufacturer guidance rather than a building regulation, and it is not a corrosivity category.
What the salt does do is work on the old rigid ridge mortar and on fasteners, flashings and gutters, which is where rust shows up first on a Rockingham roof.
What a restoration involves here
- High-pressure clean to strip lichen, salt crust and years of grime
- Replace cracked and slipped tiles, and check the valley iron while the access gear is up
- Rebed any rocking capping, then repoint the ridge and hip lines in flexible compound
- Sealer, then two coats of membrane rated for a coastal position
The cost guide explains what sets the price, from linear metres of ridge to how close the surf is.
Timing
The Bureau of Meteorology's Garden Island station, the nearest long-record station to Rockingham, records all-years monthly rainfall means of about 132 mm in July against roughly 8.5 mm in December. Almost all the year's water lands in a few winter fronts, which is why a roof that leaks in July was already failing in February. Autumn is when to get it looked at.

Frequently asked questions
How old are most Rockingham roofs?
The established residential streets here largely predate 1990, and that era of concrete tile is the stock that restores well. Many of those roofs have never had the pointing redone.
Is my Rockingham roof in a severe marine position?
It depends on the street, and specifically on how far you are from breaking surf rather than from water generally. The Sound frontage is sheltered by Garden Island. A roofer should tell you which BlueScope band your house sits in before they specify fasteners and flashings.
Could my property be heritage listed?
A small number are. The City of Rockingham adopted a new Local Heritage Survey in August 2025, identifying 100 places of significance, of which 51 went on the City's Heritage List. Only the listed places carry legal protection and may need the City's approval before external work. If you think yours could be one, check with the City first.
